Analysis of the impact of real estate housing on host communities; A case of Namungoona housing estates.

The 21st century has been marked by an unprecedented increase in the process of urbanization which is unavoidably linked to land use, property development, and real estate markets. Particularly the development of real estate and its related impacts has been a subject of debate in the planning profession and this study picks on the same. In particular this study takes stock of the impacts of real estate housing on host communities taking the case of Namungona housing estate. Real estate housing has been seen to have a mix of both negative and positive impacts. However, these impacts have not been explored in the context of developing countries which is why this study proceeded to explore such impacts in the context of a city in a developing country like Uganda. The study considers the paradoxical expression of the impact of real estate housing on spatial patterns and as such offers a qualitative analysis of the impact of real estate housing on various spatial patterns. The study aimed at achieving the following objectives; To assess the structure of Namungona housing estate; To assess relationship between the housing estates in Namungona and the host communities; To explore the perceptions and attitudes of the host communities towards Namungona housing estate. To achieve the set objectives, the study employed a case study design in which a variety of methodologies including key informant interviews, observations, among others were used to investigate the research problem. The study found that as a result of the establishment of Namungona housing estate, several social services like, water, health centers, electricity and recreational facilities have been established in and around the housing estate. In addition, as a result of the development of Namungona Housing estates there has been development of access to roads, which have been opened, security is provided in and around the estate to protect the lives of the people and their property. These services are benefits from the establishment of Namungona Housing estate. Consequent upon the findings of the study; a few recommendations were made including the fact that private estates developers should be encouraged or advised to also cater for the low income earners as a way of giving back to the general community in order to avoid the creation of other informal settlements and also to give them a chance to enjoy the improved living environment. Another overarching recommendation was that there should be promotion of pro-poor planning as a means of poverty reduction, inclusion of the poor, marginalized groups and to achieve a gender balanced approach in development.
