The influence of implementing physical development plans on the emergency of informal developments
Abstract
The research was initiated to investigate the influence of physical plan implementation on the emergency of informal developments. The researcher was inspired to investigate the influence of physical plan implementation on the emergency of informal developments following an increase in the emergence of informal developments. Over time, plans have been prepared and not implemented due to limited funding hence an increase in the number of informal developments thus the researcher was desirous to find out the nature and categories of informal developments, plan implementation strategies adopted, evaluation of physical plan implementation strategies and proposing strategies to be adopted for plan implementation.
The study employs the explorative, explanatory and descriptive research design that uses qualitative and quantitative methods in data collection. The study involved systematic collection of data from key decision makers, who identified the various causes and nature of informal developments in Kiteezi, analyzing the collected data, making conclusions and recommendations and citing areas for further research.
Analysis and interpretation of findings revealed that the biggest percentage of development taking place in Kiteezi are the commercial informal developments covering 2.2%,residential 80.1%,institutional 0.6% ,landfill 1.6%,forest 1.3%,aagriculture 12.2%and transportation 2.2% .The commercial developments sell low order goods to the residents where some are temporary structures along the roads and others are permanent structures, the residential houses are linear in form, congested and have poor waste management with the roads that have substandard sizes of some with reserves of less than 6 meters, no drainage channels and no pedestrian safety along these roads. The institutions in the area have limited parking and limited play lots for the students. The researcher therefore concludes that the informal developments are coming up due to high poverty rates, high corruption rates, phobia to go to council offices, increased population growth rates and the population unawareness about the physical planning activities, however, the commercial informal developments play a significant role in providing the residents with employment opportunities which is a source of inform to the residents.
The researcher makes a number of recommendations to reduce on the emergency of informal developments that include but not limited to disapproval of re-subdivision of all already small plots of land, encouragement of vertical developments, privatization, adoption of redevelopment strategy and attending community meetings to collect community views.
