Assessing the impact of tenant mixing on property rental turn over in Uganda-a case study of Kampala central business district.
Abstract
Kampala's Central Business District (CBD) has a various commercial building under construction,
those that are completed and occupied. During the letting of space to tenants, tenant mixing is
adopted by many property managers. It is argued that the diversity of tenants, often called tenant
mix contributes to the image and attractiveness of the property. However, a few of them evaluate
the effectiveness of the mix due to the ever-changing retail needs.
The main objective of this research was to assess the impact of tenant mixing on property rental
turnover in Uganda particularly in Kampala Central Business District.
The study focused on specific buildings purposefully selected in Kampala's CBD. Different data
collection methods that included review of literature, interviews and observations were used.
Focusing on eight commercial buildings located in Kampala CBD that is to say; KK Trust Hotel,
Hardware City Plaza, Royal Complex Plaza, Market Plaza, JBK Plaza, Faibah Plaza, L'aponye
mall and Kampala Boulevard, the data obtained was processed to understand the impact of tenant
mixing on rental turnover of property.
Ideas from literature and understanding of the users of space guided the researcher in giving
recommendations on how to maintain effective tenant mixing in commercial buildings.
