Abstract
Landlords play a significant role in the property management process, influencing the quality of service delivery and the living conditions of tenants. This study investigated the impact of landlords on property management service delivery in Kampala, a rapidly growing urban area with a diverse range of property types, landlords and their clientele. The study employed a mixed-methods approach, combining a quantitative survey of landlords and property managers with qualitative interviews to gather in-depth insights into their perspectives and experiences. The quantitative data was analyzed using descriptive and inferential statistics to identify patterns and trends, while the qualitative data will be analyzed using thematic analysis to identify common themes and categories. The findings of the study will contribute to a better understanding of the relationship between landlords and property managers, the factors that influence landlords' expectations and satisfaction with property management services, and the impact of landlords on the quality of service delivery. This information can inform the development of policies, guidelines, and training programs to improve the quality of property management services and enhance the living conditions of tenants.
