dc.description.abstract Any country cannot develop without real estate as it is a vehicle for trade and commercial activities including supporting infrastructure like roads. Therefore, investments in real estate are a key to show the economic progress and development pattern in a country. Developments in particular are separated into Single and Mixed use. Single use developments are those developments that only have one existing use for example; Commercial, Residential, Recreation and Institution. Mixed use developments on the other hand are developments/buildings that combine two or more uses. For example, Residential and Commercial or Institution and Residential. There is increased level of development in Kampala as a district and this study will focus on the Central Business District of Kampala focusing on areas like; Downtown, Kamwokya and Jinja Road. This study has revealed that single use is fading and mixed use is the current trend as seen from the percentage of coverage of mixed use building in the study area as compared to the single use structures. en_US
