| dc.description.abstract | This study examines the impact of such influence on the valuation of residential properties by taking into account the motives of the clients, the methods used by clients to exert influence, the extent to which this influence affects the Valuers discretion and the regulations to combat this influence in Kampala. To gather information from a representative sample of Registered Valuers under the Institution of Surveyors of Uganda and the Surveyors Registration Board, the study used a questionnaire survey. The data were analyzed with the help of mean and frequency. The findings indicate that Private individuals, such as borrowers, vendors, and purchasers, were found to be the most likely clients to engage in client influence, using methods such as offering a bribe, providing inaccurate information, and pressuring the Valuer to change their valuation figure. It also examined and found out that some methods were significantly associated with specific motives. In a bid to mitigate this influence, the study recommends strict enforcement and monitoring of adherence to the existing regulations set forth by the concerned regulatory bodies. | en_US |
