The study assessed the extent to which detailed design in the planning stage affects the maintenance of high-rise buildings in Kampala. A survey of non-randomly selected sample of 35 respondents working as engineers in building. Questionnaires were used as a tool to collect data from the field. Data obtained was analyzed and presented in form of tables, charts and graphs. From the analyzed data, results indicated that majority of the respondents work as civil engineers and working experience of less than five years. Preventative maintenance was identified as the common type of maintenance used with the majority agreeing that less than ten years is the minimum time required for maintenance in building. On assessing the relationship, it was revealed that, there is a relationship between faulty design and maintenance as the majority agreed with the given statement to determine the relationship. It was also revealed that, design affects maintenance before the speculated time and deviates the of cost in building. Therefore, design affects maintenance in building. From the results, the researcher recommends to review design before finally approving them for construction, considering maintenance expert in the planning stage of the project, selection of contractors based on competency employing registered professionals.
