    Integrated cashless rent management system

    Abstract
    The developed System “Integrated Cashless Rent Management System” connoted as ICRMS is both a web-based, and Mobile Application that eases rent payment by the tenants, rent collection by the landlord and rental Tax collection by the government. ICRMS was developed with focus on the challenges faced in rental Tax as well helping the landlords from tracking the tenants who default rent payments. The development based on the MVC and used the Agile model, using both Web, and Mobile Programming Technologies and running on a MySQL database server. The developed System was implemented by hosting it on the “https://www.smarterasp.net” , and its domain “http://icrmsug.com” was bought from “https://jolis.net/”. ICRMS Users include Landlords, Tenants, Government, and the Administrator. The Tenant and the Landlord, both have to register with the system, on signing up, an activation link from “info@icrmsug.com” is sent to the used email on registration for verification. The Government account is created by the Administrator. All the Users log into the System from the Same interface “http://www.icrmsug.com/index.php/. ” and their access is based on their user types logically. Once a Tenant logs into the system, he/she is redirected to the tenant dashboard where they can search for a rental and place a request to the landlord, the received request can either be accepted or denied depending on the room availability, once the request is accepted the tenant can proceed to payments of the initial monthly rent using Mobile Money. On payment of the monthly rent by the tenant, the 20% rental Tax is collected directly form the rental payments made by the tenant and this payment is collected by the government. The system has passed the testing process and is ready for adoption by the government, however, Other Payment Mechanism integration are recommended for future.
