Assessing the impact of real estate agents (brokers) on land prices in Kampala.

Abstract

The study focused on the influence of real estate agents on land prices in Kampala, Uganda. It was carried out the central division of Kampala. The division comprises the central business district of the largest city in Uganda and includes the areas of Old Kampala, Kitante, Nakasero and Kololo.

The study employed a survey that was quantitative and qualitative in nature. A total of 100 respondents were selected using a simple random and purportive method. Structured questionnaires were used together with the interviews to obtain information that was focused on the key variables identifying the profitability of the real estate agency business, the influence of these agents of land prices in Kampala, the associated shortcomings related to this influence and remedies to these shortcomings in Kampala.

The data was cross checked, coded, summarized into percentages then analyzed using Microsoft Excel with representation of graphs and tables. Results revealed entry into the real estate agency business is generally on the basis of a significantly high profitability hence more entry into the business is to be anticipated. Furthermore, a high influence on the land prices in Kampala was realized which proves a high reliance on real estate agents in the land market. However, this aspect ought not to be ignored, given the informal nature of most of the real estate agency activities in Kampala.
