Research is a hands on problem solving exercise undertaken by the students of Makerere University under the College of Engineering, Design, Art and Technology as a requirement in their final year of study in line with the student’s course of study. The main objective of this exercise is to enable students to apply the knowledge obtained in the class environment in the solving of real world problems in their areas of study or sector. The research was aimed at carrying out a comparative analysis between the current (traditional leases) that are in use in the country and green leases as a new approach to achieve sustainability in the leasing system and to what extent this new approach is compatible with the tenants and landlords (property managers). The research was made up of three objectives; identifying the clauses or understandings i.e., formal or informal, that are offered by the land lords/property managers that are in line with sustainability and improving environmental performance of commercial spaces, evaluating how different ‘green leasing’, ‘sustainability’ methods and approaches can be adopted and incorporated in commercial leases by landlords and property managers in the commercial space sector and their impact on operational costs in the short run and establishing to what extent the use of ‘green leases’ and ‘green leasing’ approaches and methods can be taken up by tenants in tenanted commercial spaces.en_US
