Impact of land policies on urban land use in Kampala: a case of Nakawa division

Abstract

This study was about examining the impact of land policies on urban land use in Kampala considering Nakawa Division. This study focused on analyzing the land policies regarding effective urban land use, the various forms of urban land use, the impact of land policies on urban land use and come up with recommendations regarding effective urban land use in Nakawa Division. It used a combination of both descriptive research design and cross-sectional research designs. These entailed both qualitative and quantitative data. The descriptive design describes phenomena as they exist. Descriptive research design was selected because it has the advantage of producing good amount of responses from a wide range of people. Furthermore, the study targeted respondents from the administrative (16), political (9) and physical planning (6) wings of the division and 4 land lords. The technical category entailed the surveys and mapping staff, building inspectors and the technical review staff and landlords. Purposive sampling methods were used to obtain a sample of planning officials, Administrative staff and staff from the political wing. This study used data collection tools which involved interview guide and self-administered questionnaire. After collecting data, it was fed into the IBM SPSS 20 application which enabled the researcher generate frequencies, graphs, pie-charts and descriptive data statistics which the researcher-based analysis and conclusion on. Findings on the most common land use in Nakawa Division indicated that none of the respondents pointed at Public Land Use or Open space, Recreational Land Use and Agricultural Land Use. On the other hand, majority of the respondents pointed out that majority of the land in Nakawa Division is being devoted to commercial and mixeduse purposes and followed by transportation space as a cushion for business health and progressive dynamics of businesses Findings into which local initiatives indicated that mild efforts have been undertaken by local authorities in streamlining the use of urban land. This was attributed to the inadequate awareness regarding the policies in plane has made the local authorities skeptical on whether to commit commitment towards policy implementation.
