The main purpose of this study was to identify the drivers behind the emergence of industries outside gazetted areas in Kawanda Growth Center, Kampala district. The specific study objectives were; to analyze the obstacles that hinder the establishment of industries in gazetted areas, to find out the factors those are encouraging the scattering of the industries outside gazetted areas, to evaluate the impacts of industrial development outside gazetted areas over the last 10 years. Both quantitative and qualitative research design was used in the study. The study population included Secretary to (NPPB), Director of physical planning Director of urban development, Clerk or deputy, Wakiso PPC, Engineer, surveyor, Environmental officer, LCIII CP Nabwero sub county, councilors, community members, Opinion leaders, and among others. A sample size of 57 participants and the size took into desirability and feasibility consideration issues of time, man power, transport and financial resources. The study revealed that the results founded that the drivers for sustainable practices are mainly related to internal factors and the main reason mentioned by respondents for the implementation of sustainable practices is related to the Industrial factors. As occurred with the drivers, the barriers identified by the companies under study are internal. According to respondents, the implementation of several environmental and safety practices was a challenge to comprehend and implement for employees, in particular those related to safety, also the lack of financial resources required for implementing sustainable practices, particularly those related to the acquisition of machinery and equipment. Conclusions –Encouragingly, across the industries, more drivers than barriers to sustainable practices are identified. Industrialization seems to be more influenced by internal rather than external drivers. The limitations (barriers) to environmental supply chain management experienced by industries tend to be also more internal and external. While the key finding, namely ethical principles, organization values and culture are the number one driver, the main limitation identified was the workers resistance to change.en_US
