dc.description.abstractThis report consists of six chapters that fully explore the research topic that was being studied. The main aim of this study was to investigate the effect of land value on the provision of affordable housing. During the study, various methods and techniques of data collection and analysis were applied and these include a review of literature relating to the land values and the implications they have on the provision of affordable housing and the factors that influence the land values. Methods like observation, interviews, and questionnaires were used in the study. The research found that land values in Gayaza have been increasing at a percentage rate above 10% due to location, physical planning, accessibility, and Developments in the general neighborhood, the high land values deprive the poor people of accessing land, and the developers who afford to buy the land tend to put expensive housing units which are not affordable by the people. The complexity and bureaucracy in the land’s office are serious impediments faced by people when accessing land for housing development. The study also identifies various strategies on how the land can be made available for the provision of affordable housing shortening steps involved in the procurement and acquisition of land, updating obtaining a political commitment to prioritize affordable housing, and creating a partnership to enable land swoops, discount agreements between the government and private developers and making serviced land available through opening up more roads. Finally, the study recommended awakening the valuation department at Wakiso local district local government to minimize speculation of the land market, performing land audits and updating of land registers to enable people to know the legal owners of the land, adoption of land expropriation which enables Town, municipalities, and cities to dispose of off land in the interest of the community, land value capture to increase on the revenue of the government which will, in turn, result into opening up of more roads hence increase in developable landen_US
