dc.description.abstractThis research examines the readiness of investors in Uganda to adopt Real Estate Investment Trust (REITs) as an alternative form of real estate financing. The study investigates the knowledge, attitudes, and practices of REIT originators, assesses the knowledge, skills, and attitudes of REIT implementers, and develops a working structure for a REIT model. Overall, the significance of the research can help to create an environment that is conducive to the growth and development of the real estate sector in Uganda. Both qualitative and quantitative research methods were employed, utilising semi-structured questionnaires and structured interviews as data collection tools. Data analysis involved descriptive statistics, inferential statistics, including chi-squared tests, and thematic analysis. The findings reveal that most of the Respondents were knowledgeable about real estate financing in Uganda and the options available to them with the majority of REIT originators still preferring mortgages as a means of real estate financing, and a significant proportion of them perceiving investing in REITs as riskier compared to acquiring a mortgage. The research contributes to the understanding of investor attitudes and practices in relation to REITs in Uganda, highlighting the need for targeted educational initiatives to promote awareness and appreciation of REITs as an effective real financing option. Additionally, the study provides valuable insights for the development of a functional REIT model tailored to the Ugandan context.en_US
