An analysis of how the property values vary in relation to the levels of building management practices around Kampala city.
Abstract
This research was intended to analyze how property values vary in relation to the levels of building
management practices around Kampala city.
The main objective of the research was to analyze how the property values vary in relation to the
levels of building management practices around Kampala city. The specific objectives included;
ascertaining the rates of execution of building management practices amongst different building
owners within Kampala city, examining how the rate of execution of management practices affects
the property values, and establishing the relationship between the service charges payable on
building with the levels of maintenance carried out.
The research involved both qualitative and quantitative approaches. The survey population
included property managers, tenants, landlords, and real estate agents for commercial properties
in Kampala city. The sample was obtained using judgment sampling for five parishes in Kampala
capital city, convenient sampling, and systematic random sampling for commercial buildings and
tenants in these buildings. Additionally, data collection techniques included questionnaires and
face-to-face interviews whereas property values were assessed based on factors such as location,
size, amenities, and market demand and practices such as maintenance, security, waste
management, and overall cleanliness.
In summary of the findings of this study, the analysis made by the researcher indicates that the
property values in terms of space to rent and overall building are dependent on the magnitude or
levels of building management practices carried on the building around Kampala city. The service
charges are payable depending on the levels of building management practices.
It is therefore important for landlords/ property managers to ensure that they carry out all the
recommended building management practices on the building so that to improve and increase the
overall property value and the value of the rentable space
