dc.description.abstractLand use regulation has been regarded as one of the most important tools of macro control of urban growth which greatly affects the areas urban growth and land values as well as determining the economic urban well-being of the people. Urbanization strategies are intended to transform the quantity and quality of the life of the people where land use regulations have been enforced. In this case, the regulations towards land use by the Uganda Investment Authority play a very crucial role in urban growth and development of Namanve industrial park. With the Authority’s planned land regulatory tools, the various instruments employed by the Authority including the constraints on the allowed floor area ratio and commercial land supply within the industrial park. on behalf of the government have in a way influenced land values as well as Namanve’s urban growth. The research study seeks to explore how regulations on sustainable land uses impact urban growth and development as well as land values in general. The study summarizes the main land use regulatory instruments based on the Government’s planned land use system and urban planning for urban growth and development. It aims at assessing the effects of land use regulations on urban growth. The research focused on the effectiveness of land use regulations and their effect on the growth of the area and how these regulations can be implemented to bring about urban growth in the area. This study findings indicate that the enforcement of these regulations is interfered by excessive defaulting and political interfered in the process of implementation and approvals by the local government officials as well as politicians. involved the use of questionnaires and interviews where the data was collected from the field by the researcher was complied, tabulated and analyzed critically. This involved information from the field about land use regulations, their effects on the growth of the area, how effective they are and how they can be implemented to bring about urban growth in the area. This research finding revealed that land use has influenced land values in the area which in return has increased the value of land in the area The land use patterns are residential, commercial, industrial and institutional.en_US
