dc.description.abstractThis report aims to investigate the impact of Mailo land tenure on urban development in Kampala, Uganda. The research methodology used for this study is a mixed-methods approach, which includes both qualitative and quantitative data collection techniques. The study was conducted in two phases, namely, a literature review and an empirical study. The literature review explored the historical context of Mailo land tenure, its legal framework, and the existing scholarly literature on its impact on urban development. The empirical study involved the collection of primary data through surveys and interviews with relevant stakeholders in Kampala. The findings of the study indicate that Mailo land tenure has a significant impact on urban development in Kampala. Specifically, the study found that Mailo land tenure has contributed to the fragmentation of land ownership, which has led to urban sprawl and a lack of proper planning and management of urban areas. The study also found that the lack of security of tenure for tenants on Mailo land has resulted in informal settlements, which have inadequate access to basic services such as water, sanitation, and electricity. The study concludes that addressing the challenges associated with Mailo land tenure is critical for sustainable urban development in Kampala. The report recommends that policymakers should reform the legal framework governing Mailo land tenure to address issues such as the fragmentation of land ownership and insecurity of tenure for tenants. The report also recommends that efforts should be made to enhance public awareness of Mailo land tenure and its impact on urban development to encourage public participation in addressing the challenges associated with it.en_US
