| dc.description.abstract | This study examines the development control challenges in Bukwo Town Council developing without physical development plans to guide its development process. It identifies the development control strategies currently being applied in Bukwo Town Council, it examines how developers are adapting to the development control strategies currently applied in Bukwo Town Council, and it examines the challenges of implementing development control strategies in the study area. The study does these through a review of the development control literature. It administered questionnaires to gather data from the Urban Physical Planning Committee (UPPC) members, developers and politicians. It also employed interview, photography, observation, measurement and field survey and napping to solicit knowledge, experience, opinions and perceptions in order to draw conclusion. It revealed that the development control strategies currently used in Bukwo Town Council (BTC) is not clear to developers. It notes that the non-compliance of developers to the development control strategies occurs inform of developers constructing unauthorized structures along the highway, along the river, developers with semi-permanent structures, buildings with poor setbacks and building lines among others. It also established challenges of implementing development control strategies being; the prevailing poverty among developers, lack of awareness of development application procedure by developers, political interference among others. The study therefore recommends that Bukwo Town Council (BTC) should prepare the Physical Development Plan (PDP), they should employ the physical planner, and the Urban Physical Planning Committee (UPPC) members should avail themselves with the planning law among others. | en_US |
