A comparative analysis of rental variation in residential and commercial properties.

Abstract

This research examined the causes of rental variation in commercial and residential properties with a view to provide a mechanism to be used in determining rent passed on properties in Kawempe. A research survey was conducted on 39 Participants through convenience sampling. Data were collected by a valid and reliable questionnaire consisting of two sections: demographic information and questions about the level of rent passing on commercial and residential properties, factors influencing rent passing on commercial and residential properties and which of the two is highly demanded. Collected data was analyzed in tables and presented in a pie chart. It is reported that there are factors that influence rent passed on commercial and residential properties i.e. location, condition of property, demand for property, and size of property. The findings indicated that the level of rent passing on residential properties was more than the rent passing on commercial properties.
