dc.description.abstractThe study aimed at assessing the causes of poor compliance and implementation of the building codes and regulations in residential areas of Kireku. The study focused on three objectives that is to determine; causes of the low level compliance of the public with the set building codes and regulations, the major challenges faced during the implementation of the building codes and regulations and the adjustments that have to be carried out to ensure effective compliance and implementation of building codes and regulations. In order to obtain primary data, the study employed closed ended questionnaires to the residents of Kireku and an interview with the town clerk Kira municipality was conducted. A sample size of 57 owner occupied and the selection was based on purposive sampling method. The findings of the study indicated that the ignorance was the major hindrance to both compliance and implementation of the building codes and regulations. The findings showed that the building code most known to the public was submitting architectural plans followed by obtaining a building permit, getting an occupancy permit and building in accordance to the local physical plan were the least known building codes and regulations. The findings portrayed that the general level of compliance and implementation of building codes and regulations is still low and this is attributed to factors like ignorance of the public, corruption, political interference, limited funding, high time and financial cost. Conclusions were also drawn from the study and the study revealed that although building codes and regulations exist in Kireku more emphasis should be put on sensitizing the public about these regulations and developing new strategies to ensure effective implementation of the regulations. Some of the recommendations provided include that the regulatory authorities need to be strengthened in terms of human and financial capacity, amendment of the building control act as well the Physical planning act, enhancing the implementation of the building codes and regulations and sensitization campaigns be organizeen_US
