dc.description.abstractConstruction materials are a critical element of a building construction project as they contribute a major portion to the overall construction project cost. The contribution of construction materials may account for 50- 60 % of the building construction project cost. As a major contributor to the overall project cost, materials ought to be managed appropriately or else the project will experience cost escalations which may even force the client to abandon the project. The purpose of this research report is to report the results of a study titled “investigating the impact of material management on the cost of a building construction project”. The study had four specific objectives namely: to analyse the various material management practices used in construction, to determine the various constraints to material management, to determine the variability of the construction cost with the constraints to material management and then establish the effect of material management on the construction cost. The study employed a descriptive survey design where quantitative method of data collection and analysis was used. A total of 47 respondents participated in the study who were mainly site Engineers /supervisors, Quantity surveyors and the store & procurement officers, data was collected and analysed. Frequency tables, percentages, charts and graphs were used for data presentations. The findings of the study revealed that; Timely ordering of materials, Material stock tracking and record proper, having proper and adequate storage facilities. Proper handling of materials on site and thorough supervision of works are the most common material management practices used in construction. Limited storage facilities and space, theft and vandalism, poor record keeping and material tracking. poor workmanship and bureaucracy involved in material procurement process as the most significant constraints to material management. And Poor workmanship, theft and vandalism of construction materials, scarcity of materials and inadequate site supervision as the constraints that cause a more significant variability with the construction cost. Basing on those findings, it can be established that material management has a great impact on the construction cost of a building construction project in that if the materials are not managed well, the project will experience a cost overrun.en_US
