This study is about how government provides infrastructural services in pursuit of regional and economic development with the reference to the policies formulated by it. However, its policies on road construction do not incorporate and show projections for changes on land values subsequent to the completion of the project. This is a matter of importance because road infrastructural development normally distorts the economic vibrancy of an area and hence bears an effect on the potential of an area to command value. Real estate developers are consistently faced with the issue of making decisions on the types of property to invest their hard-earned income which is highly based on the potential of the area in which the development decision has been takenen_US
